Adam Della Rocca and Ben Livingstone provide development advice to the rapidly growing action sports sector. By combining their experience working across a range of leisure segments, Adam and Ben bring unique and unrivalled insight into the viability, delivery and operation of leisure facilities in the action sports segment.

Ben takes the lead on strategy and business planning for Pier to Pier clients.

Ben spent the majority of his career working with dozens of investment firms, lenders, brands and entrepreneurs on numerous leisure projects worldwide.

In December 2018, he took the plunge and set up his own action sports leisure business, Graystone. This experience clearly defined for him the critical role of due diligence in the development process and highlighted the need for sound advice in the rapidly-growing action sports sector.

Whilst the action sports industry remains his passion and his past time, Ben is using his experience as an expert in the viability, investment & development of leisure-led schemes, as well as extensive time spent in hospitality operations to help others achieve their goal as well as championing the professionalisation of action sports facilities in order to support the future growth of the industry.

Ben has worked in development and consultancy roles for, and with, some of the biggest names in the industry including CBRE, Cushman & Wakefield, Yotel, Questex and HotStats. Ben also designed and delivered an operational finance and viability module at the University of Surrey.

Ben is a keen biker, runner, swimmer and snowboarder.

Ben Livingstone

Adam’s extensive career in hotel management has taken him around the world from managing island resorts in Panama to chic downtown boutiques in California. His successes in revitalising under-performing properties into profitable strongholds led to regional and national recognition. He was nominated for Hotel Person of the Year in 2018 and 2019 by the Hotel & Motel Association of San Diego and listed as one of 30 GM’s to Watch by the Hotel Management Magazine in 2019.

Most recently he managed the reopening and growth of a the widely-renowned Ikley Lawn Tennis & Squash Club, growing membership from a pandemic low of 450 members to a healthy figure of over 2,000. His operational expertise has also been enlisted by various firms to strengthen their footing in the market.

Adam grew up on Long Island in New York. Though overshadowed by its proximity to Manhattan’s granite and steel, the Island’s tremendous offering of beach and proximity to waves instilled a foundational anchoring of sand and tide in Adam.

When not in the office, he can be seen on or near the water with his family, surfing, SUPing, kayaking, swimming in the sea, or responding to his pager as boat crew with the RNLI.
